Seef Residences
ALEF's new beachfront community on the Al Khan peninsula on the Dubai border, close to Dubai Islands. Buildings 03 & 04 launch on 20 Oct 2026.
Seef Residences is the first project by ALEF, a developer backed by the Sharjah government, in the new Al Khan location – on Khan Open Beach, where Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf meet. This is not just a set of sea-view apartments but a whole beachfront community with a promenade, landscaped gardens and resort-style amenities.
The project will offer 862 units in 5 buildings: 1- to 4-bedroom apartments plus 3- and 4-bedroom penthouses with a private pool (4,319 and 5,136 sq ft). One-bedroom apartments measure 688–1,246 sq ft in Building 03 and 664–909 sq ft in Building 04.
Beachfront communities are scarce in the UAE. Direct sea access, proximity to Dubai and a much lower entry price than comparable Dubai projects make this a compelling opportunity. Expressions of interest (EOI) are already open.
