Bay Estate
One of the last beachfront villa communities in Dubai – limited supply on Dubai Islands.
On 5 October 2026 Nakheel officially unveiled Bay Estate – a gated waterfront community on Elite Island (Island E) of Dubai Islands. It will offer about 360 homes – 3- and 4-bedroom garden villas, attached villas and townhouses – plus beachfront and waterfront plots, across three collections: Cala, Verda and Agora. Townhouses start at about AED 5.2M, 3-bedroom villas at AED 5.9M and plots with a private beach at around AED 19M.
The 653,709 m² masterplan includes 2.4 km of beaches, 6.5 km of waterfront, swimmable lagoons, a beach club, clubhouse, marina and sports courts. DXB airport is within 10 km and Downtown Dubai within 15 km.
In Dubai it is easy to build another apartment tower – the hard part is finding an exceptional plot right on the sea. The coastline cannot be extended, which is why these homes may become true trophy assets.
A limited number of luxury villas also attracts a different pool of future buyers: besides investors, high-net-worth end users buying a home for themselves. Historic Nakheel villa transactions showed strong appreciation during construction – past results are no guarantee of future returns.
