Aldar villas and townhouses in an established green community on the Abu Dhabi–Dubai border – phase two after a sold-out first launch.
Al Ghadeer Gardens is a master-planned, green-living community by Aldar, Abu Dhabi's leading developer. It sits in the growth corridor between Abu Dhabi and Dubai – administratively in Abu Dhabi, right on the Dubai border.
Phase one – 437 homes worth over AED 1 billion – launched on 15 May 2026 and sold out within days. Phase two (Al Ghadeer Gardens N2, 391 units) followed at prices AED 150,000–280,000 above the first launch – 2-bedroom townhouses moved from AED 1.7M to 1.85M and villas from AED 3.0M to about 3.28M. Only the last few units remain.
Villas and townhouses come with their own plot, supply in the UAE is limited and family demand keeps growing. A 5% entry and instalments spread until handover make the project accessible even with modest upfront capital.
The community will offer more than 30,000 m² of landscaped open space, a resort-style pool, sports courts and a community hub with a gym. Al Ghadeer British School (2,800+ students) opens for the 2030 academic year, and Expo City Dubai, Dubai Parks & Resorts and Palm Jebel Ali are within 20 minutes.
